Cleanliness, colorful, brightness, and warmth are what we were after in this shot above as well an ensuring that views of greenery outside are included in this visual feast. The right corner was too bare so we brought in a mango tree to create an organic element to breakup the 'hard corner.'
Now here's the same room below. Uh oh, better remove the 'moving boxes' in the corner of the room. And how about that cord hanging down next to the moving boxes, should that go too? "Does my arse look fat in these jeans?" Does this 'galley' kitchen look too narrow? If a space/room/floorplan needs some love, we go out of our way to ensure the shot captures the right angle and flow that needs to be shown off.
Now is there a view from this room outside through those 'dirty' looking windows? What's up with that explosion of light on the armchair? Can any of these things be improved upon by a professional? Gosh we LOVE animals. Chaco has a rabbit, three guinea pigs, two hens, two love birds, and four grass finches and Cutter has a pig, two labs, and four hens HOWEVER let's be realistic and understand that some Buyers will not like cats. How much work does it really take for your real estate agent to move the cat and the cat tower out of the room for the professional photo shoot...not much but these 'little extra efforts' add up especially when I'll tell you that no matter how much you love cats or dogs or birds, their presence in the representation for your home does not help attract more buyers but hurts. Someone that may be interested in your home may immediately be turned off by the presence of pets due to any number of reasons and many of which can be worked through if given the opportunity (pet dander allergies, etc). So ensuring that you (the team captain) are included in this conversation and that your real estate team has 'got your back' is critical to ensuring that these mistakes aren't made and instead that your photos turn out better than any one could ever imagine. Ah the ubiquitous moving boxes, nothing communicates "motivation" to a Buyer than someone who is already packing to leave the home that is for sale. As real estate professionals on your team, we would personally move these boxes out of the photo so that SOME buyers will not use the fact that you may be gone and likely paying a mortgage on an empty house - this is called putting the Sellers best interests ahead of everything that we do. We are protecting you, by making the little extra effort to move these moving boxes, a Buyer can instead focus on the charm of the home rather than the fact that someone may be financially distressed or "motivated" to sell the home as soon as possible due to the fact that they may have already "MOVED" and/or bought another home. Oh yeah, there's a dog in the photo too, but see above why that's a big non-starter.
